Fire Damper Testing & Inspection

Fire dampers are one of the most overlooked elements of building fire safety — and one of the most heavily regulated. We test, inspect and certify them to keep your building compliant and your insurance valid.

Why Fire Damper Testing Matters

Fire dampers automatically close ventilation ductwork in the event of a fire, stopping smoke and flames spreading between compartments. Under the Regulatory Reform (Fire Safety) Order 2005, the building's Responsible Person is legally required to keep them tested, maintained and documented — typically annually, in line with BS 9999:2017 and BS 15650.

Full Building Survey

We locate and test every accessible fire damper across your site, including those hidden above ceiling tiles or behind risers.

Access & Remedial Notes

Where a damper can't be accessed or fails testing, we log it clearly with photographic evidence and remedial recommendations.

Digital Compliance Report

Every damper is logged with test date, result and location, giving you an audit-ready record for insurers and fire risk assessors.

Frequently Asked Questions

How often do fire dampers need to be tested?

Most fire dampers require annual testing under BS 9999:2017, though spring-operated dampers in particular should be tested every 12 months as a minimum. Some healthcare and high-risk environments require more frequent checks under HTM guidance.

Who is legally responsible for fire damper testing?

The Regulatory Reform (Fire Safety) Order 2005 places responsibility on the building's 'Responsible Person' — typically the employer, building owner, or managing agent — to ensure fire dampers are maintained and tested.

What happens if a fire damper fails testing?

We log the failure with photographic evidence and provide a remedial works quote. Depending on severity, we can often carry out repairs during the same visit to minimise disruption.

Do you test dampers in occupied buildings?

Yes. We plan access around your operational hours and can work out-of-hours where needed to minimise disruption to staff, tenants or residents.
